Ardor Capital Partners (ACP) is an investment management firm specializing in residential real estate. The company was founded by Sean M. Mills and Eric J. At ACP, we are taking advantage of the current market conditions in Southern California real estate by applying a buy and hold strategy for distressed single family properties.  The level of distress in this segment has pushed pricing down in some markets as much as 50-100%, or more! This was caused by over-supply and over-leveraged during the previous decade, and will prevail for sometime going forward.   Effective purchase of distressed single family homes in markets with strong rental demand yields cash flow above 10% to our passive investors. In addition to stabilized, passive cash flow, as the real estate market rebounds the market prices of our properties are estimated to appreciate 40-60% (in many cases, this will still be 50% below the market price in 2005-2006). This paves the way for a favorable gain at the time of disposition.
